NIAGARA FALLS, N.Y. – As construction continues on the Nest, SWBR is pleased to announce that the 73-unit affordable housing development has achieved Phius Core Design Certification, an important milestone recognizing the project’s commitment to high-performance, energy-efficient design. The project was originally envisioned as an all-electric building pursuing Passive House standards.
Currently under construction on 1st Street in downtown Niagara Falls, the six-story mixed-use development will provide affordable and supportive housing alongside commercial space dedicated to workforce development opportunities. The project is designed to serve households earning between 50% and 80% of Area Median Income while supporting long-term community revitalization efforts.
Phius certification is among North America’s most rigorous building performance standards, emphasizing exceptional energy efficiency, durability, resilience, and indoor environmental quality. Achieving Phius Core Design Certification confirms that the Nest’s design meets stringent Passive House performance targets and is positioned to deliver lasting comfort and reduced operational energy use for future residents.
“The Nest was designed to create housing that is not only affordable, but also healthy and built to perform for decades to come,” said SWBR Senior Project Manager Brett Gawronski. “Earning Phius Core Design Certification reinforces the project’s commitment to sustainability and the long-term success of the community it will serve.”
Serving as Architect of Record, SWBR is partnering with Community Services for Every1, Edgemere Development, and Hamilton Stern Construction to bring the approximately 90K SF development to life. Construction is ongoing, with the first residents anticipated to move in during Fall 2027.
