NIAGARA FALLS, NY – On July 7, SWBR joined Community Services for Every1, Edgemere Development, public officials, and project partners to celebrate the groundbreaking of the Nest, a $25M mixed-use affordable housing development poised to breathe new life into an underutilized site in Niagara Falls.
Located on 1st Street, it will replace a vacant former commercial building with a six-story residential complex featuring 73 apartments. The unit mix includes studio, one-, and two-bedroom options for households earning between 50% and 80% of Area Median Income, as well as a small number of market-rate units and twelve that will accommodate individuals with mobility, hearing, or visual impairments. Ground-floor commercial spaces will provide opportunities for workforce development throughout Niagara County.
“More than just housing, the Nest is all about creating a sense of place,” noted SWBR Senior Project Manager Brett Gawronski. “This is the kind of work that has a direct, positive impact on people’s everyday lives, and will help drive continued momentum in Niagara Falls.”
Envisioned as a high-efficiency, all-electric building, the Nest reflects a broader commitment to environmentally responsive design, and will pursue Passive House certification through the integration of sustainable systems and renewable energy strategies where feasible.
Shared tenant amenities such as a multipurpose community room, laundry, and ample parking will complement the commercial space, alongside outdoor greenspace and a playground to bolster holistic wellness for all ages.
The development is made possible through a strong public-private funding partnership between New York State Homes and Community Renewal (HCR), the NYS Office of Temporary and Disability Assistance (OTDA), the Homeless Housing and Assistance Program (HHAP), Empire State Development, USA Niagara Development Corporation, and Empire State Supportive Housing Initiative (ESSHI), paired with private equity investment.
Aligned with ongoing revitalization efforts in Niagara Falls, the Nest responds directly to City Action Plan priorities around safe, affordable housing and expanded support services for vulnerable populations – all while creating new jobs in the region.
Serving as Architect of Record, SWBR is working in tandem with Hamilton Stern Construction (General Contractor) to deliver the 90K SF project. The first residents are anticipated to move in by Fall 2027.
