Marine Drive Apartments

Resident-focused design brings new life to affordable housing community and Buffalo’s waterfront.

Located within one of Buffalo’s most vibrant areas, Marine Drive Apartments have stood along the river throughout economic decline and the rebirth of its waterfront. Now the distressed property, the last public housing development in Buffalo Municipal Housing Authority’s portfolio, is being torn down and replaced with modern, affordable housing. Several of the residents’ ideas for the new complex, collected during charrettes and stakeholder meetings, were incorporated into the final design. The resident driven, multi-phase project consists of the demolition and replacement of the seven 10-story apartment buildings. The project also includes three new parking structures. In phase one, new buildings will be constructed on the complex’s current parking lot. As each phase is completed, existing buildings will be vacated and demolished to make way for the new buildings.

Redeveloped Site

Once complete, the newly redeveloped site will contain new roads, walks, open green space, playgrounds, community gardens, and other outdoor recreational areas for the residents.

Urban Neighborhood

One of the goals of the project is to provide a lively urban neighborhood for current and future residents of Marine Drive. Site circulation, including streets and walks, are planned with a pedestrian focus.

Retail Space

Taking advantage of the location, the project will incorporate approximately 5,000 square feet of retail space that can serve both residents and visitors to Canalside.

A Warm Welcome

Drawing inspiration from Lake Erie and the historic Grain Elevator Complex, the reception blends fluid textures with refined forms for an arrival experience that celebrates Buffalo's identity as the “Grain Capital of the World.”

Space for Community

A multipurpose room is designed with varied seating, durable finishes, and organic materials to support gathering, work, dining, and everyday use.

Continuum of Comfort

This amenity lounge will open onto an outdoor terrace, allowing architectural forms and elements to flow seamlessly from the interior to exterior for a cohesive look and feel.
