Neighbors of Watertown Expands Housing with New Downtown Apartment Community

WATERTOWN, NY – On June 3, SWBR joined Neighbors of Watertown, project partners, and local stakeholders to celebrate the ribbon-cutting of a new affordabl residential community in the city’s downtown, addressing a critical need for quality supportive housing.

Located along Main Avenue, the complex introduces 63 one-bedroom apartments within a four-story building designed to serve a mix of residents, primarily individuals benefiting from assistive services.

Balancing independence with comprehensive resources, the community features a range of shared amenities that will support daily living and connection, including a central lobby and mail area, an event room with kitchen, common lounges, on-site management and support offices, bike storage, and laundry facilities.

Inclusivity and adaptability were key design considerations, with fully ADA-accessible units available for residents with mobility challenges and additional units tailored to accommodate visual and hearing needs.

The building also incorporates energy-efficient systems aligned with New York State Homes and Community Renewal (HCR) guidelines, including geothermal heat pumps and rooftop solar panels that will reduce operating costs while improving resident comfort during harsh winter seasons.

“This project was about creating stability by providing a housing opportunity and support services right in the heart of the Watertown community,” said SWBR Project Manager Jim Vekasy. “We focused on creating a simple building that operates efficiently day to day, while allowing it to evolve with residents’ as their needs.  The result is an elegant space that feels at home within the surrounding neighborhood.”

SWBR served as Architect of Record, providing architecture and engineering services in coordination with Turner Engineering, Jensen/BRV Engineering, and Purcell Construction to deliver a people-centered development that enhances Watertown’s housing landscape.

At the time of the ceremony, the building was about 40% occupied and is expected to be fully leased by October.
