Tailor Square

Repurposing a historic factory into a mixed-use community.

Home Leasing redeveloped the historic Hickey Freeman manufacturing building into a mixed-use, mixed-income community in the City of Rochester.  The adaptive reuse project retained manufacturing space, while a large portion of the building was renovated into affordable senior apartments, complimenting the community development along the North Clinton corridor. The all-electric residential portion of the project is a substantial energy retrofit and includes geothermal heat pumps and roof-mounted solar production.

Programming

The manufacturing footprint was right-sized to accommodate today’s workforce – moving away from large-scale assembly line techniques once required for clothing production. The remaining square footage was transformed into residential space.

Clean Energy

Energy systems offset the inefficiencies often associated with strict historic preservation, proving that performance goals and architectural integrity can coexist.

Inner Courtyard

The building’s distinctive shape creates a protected inner courtyard – a vibrant outdoor heart for relaxation, socializing, and engagement with nature.

Communal Spaces

The mail hub and lounge area is a comfortable pass-through space that memorializes the legacy of the craft that originated in the building.

Wide, Light-Filled Corridors

Wide, light-filled corridors support mobility and foster casual encounters, reinforcing a sense of belonging and collective identity.

Gathering Areas

Shared lounges, gathering areas, and amenities were positioned as social anchors, encouraging interaction and visibility throughout.
