Adaptive reuse of a school property into a vibrant mixed-use neighborhood in the heart of Ithaca, NY.
The former Immaculate Conception School in Ithaca has been transformed into Founders Way, a mixed-use community that combines affordable housing with space for local nonprofit organizations. The nearly two-acre campus, designed by STREAM Collaborative with SWBR serving as Architect of Record, includes 76 apartments serving a range of household sizes and income levels. Residents benefit from convenient access to schools, employment opportunities, shopping, and restaurants, while support services are available for young adults experiencing homelessness and survivors of domestic violence. The development included the adaptive reuse of existing buildings, the conversion of a vacant single-family home into two apartments, and the addition of two new three-unit townhouses.
