The proposed mixed-use design features 50 residential units with secure covered parking. Retail and office space are located at the corner of Byron Street and South Avenue in the new building and three existing buildings that will be refurbished on the south side of the site.



The main design form was generated by two overriding gestures: to maximize stunning views of the city to the north and to establish a strong presence on the corner of Byron Street and South Avenue, effectively becoming the iconic ‘north tip’ of the South Wedge district. As the building sensually forms its way around the site, the resident greenspace is defined, creating a soft oasis for all to enjoy. As a focal point for the residents, this lush garden space incorporates a waterfall serving both as an acoustical mask and a cooling mechanism in the summertime. The main entrance off South Avenue is arranged to draw the public in and foster pedestrian interaction with a large greenspace to the south of the entry drive for the farmer’s market and other community events. This concept of Urban Village fosters interaction and is truly an extension of the already established South Wedge district.
