SWBR prepared alternative conceptual plans for development of the former Downtown Motor Lodge site at the north end of the South Wedge neighborhood. Still in the planning stages, the final project will likely include a mix of retail, residential, and small office uses. The objective is to create an inviting and lively neighborhood which will be consistent with the principals of New Urbanism and will feature a variety of attractive pedestrian spaces and corridors. A “Street of Shops” will be developed to expand on the existing retail along South Avenue. Sculpture, kiosks, or other focal points are proposed to signal the interior pedestrian spaces and create inviting and memorable points of access to the interior. Raised crosswalks are proposed to calm traffic and contribute to the pedestrian character of the development. Apartments and condominiums are proposed for the upper floors of the new buildings. They will feature convenient access to the specialty shops, cafes, and other retail below as well as dramatic views of the Rochester skyline to the north.
